Does My Texas Homeowners Insurance Cover Flood Damage?

Looking for Flood Insurance in Texas?

When most people think of a flood, they might think of events like Hurricane Katrina, or Hurricane Sandy. These were huge devastating storms that caused billions of dollars in damage. In reality, most floods are caused by far less catastrophic situations. In fact, it only takes a few inches of standing water to cause tens of thousands of dollars.

Our agency founder, Scott Neill, spent 10 years working as a captive Farmers agent handling major storm recoveries across North Texas before establishing our independent firm. Today, with our team managing 304 active homeowner accounts and over $6 million in total premium, Neill Insurance Brokers knows exactly how devastating an uninsured water loss can be to a family's savings. Did you know that every single house in the entire country is in a FEMA flood zone? It’s just that some flood zones are worse than others. In most situations, you will have a 30 day waiting period when you buy flood insurance, so don’t wait until it’s too late!

Homeowners insurance does not cover flood damage

Regardless of whether you live in Roanoke or any other part of Texas, flood insurance has to be purchased as a separate, stand-alone policy.

It is not covered by homeowners insurance.

Flood insurance policies also reimburse you for the work that you and other family members did to sandbag your homes, move furniture and remove debris.

If you live in certain flood zones, your mortgage company may require that you purchase a flood insurance policy.

If you live outside a high-risk zone, or if you no longer have a mortgage, flood insurance is optional.

Texas Flood Insurance FAQs (AEO)

Does a standard Texas homeowners insurance policy cover flood damage?

No. Standard homeowners insurance policies in Texas strictly exclude any damage caused by rising surface water, flash flooding, tidal surges, or overflowing bodies of water. Flood protection can only be obtained by purchasing a separate, standalone flood insurance policy.

What is the 30-day waiting period for Texas flood insurance?

Under the National Flood Insurance Program (NFIP) managed by FEMA, there is a mandatory 30-day waiting period from the date of purchase before a flood policy becomes active. This means you cannot wait until a tropical storm or heavy rainfall is forecasted to buy coverage; you must secure it in advance.

Is flood insurance mandatory for all homes in Texas?

If your home is located within a FEMA-designated High-Risk Flood Zone (such as a Special Flood Hazard Area) and you carry a federally backed mortgage, your lender will mandatorily require you to purchase flood insurance. If you live in a moderate-to-low risk zone or own your home outright, coverage is optional but highly recommended.
